Land for rent in Avilion can be rented by anyone whom is a member of Avilion Order. This document contains all information regarding pricing and areas that can be rented in Avilion. The areas in this note card are for residential rentals only. Please note that we cannot guarantee the availabilty of rental areas in Avilion. Should you have questions regarding the availability of rental areas in Avilion, please contact Malakh Giles or Serenity Sieyes via note card stating what type of area(s) you are interested in.

RENTAL AREAS AND PRICING

Avilion Hinterlands:

This sim is broken up into four quarter sim sized parcels, however, it can also be rented as half a sim and as a full sim. The theme of the sim is medieval (like the rest of Avilion), so all builds on the sim must be similar in theme. The parcels can be rented on a monthly basis or per week (minimum rental period is three weeks), unless rented as a full sim, then it is on a monthly basis only. The rental structure is as follows:
Please note that all rental payments are made at the rental box area in the middle of the sim. Please use the following landmark to reach the rental boxes:
One-Eighth Sim:
Size: 8192 or 8176 sq. meters
Prims: 1875 or 1871
Price: $40 USD per month (approx. L$11,000) or $10.00 USD per week (L$2,750)
Quarter Sim:
Size: 16,368 sq. meters
Prims: 3,746
Price: $75 USD per month (approx. L$21,000), or $18.75 USD per week (L$5,250)
Half Sim:
Size: 32,736 sq. meters
Prims: 7,492
Price: $135 USD per month (approx. L$37,500), or $33.75 USD per week (L$9,300)
Three-Quarters Sim:
Size: 49,152 sq. meters
Prims: 11,250
Price: $195 USD per month (approx. L$54,000), or $48.75 per week (L$12,500)
Full Sim:
Size: 65,536 sq. meters
Prims: 15,000
Price: $250 USD per month (approx. L$70,000)
Please note, if rented as a Full sim, the person renting will be granted Estate Manager rights to the sim and may use the sim as a place of business as well.

Avilion Homestead Sims:

The Homstead sims in Avilion are rarely available, however, we do have occasional openings. Those who rent the Avilion Homestead sims are granted Estate Manager rights to the sim they rent (we only rent them as a full region). Also, they are rented on a monthly basis only. The theme of each Homestead must be medieval in theme, and they are residential areas only.
Homestead Sim:
Size: 65.536 sq. meters
Prims: 3750
Price: $125 USD per month (approx. L$34,500)
It is possible for us to add more Homestead regions. This requires a non-refundable deposit of $375 USD to Serenity Sieyes to purchase the sim from Linden Lab. This includes the first month’s tier. The ownership of the sim remains that of Serenity Sieyes should the renter leave the sim. Once the first month’s tier has expired, the rental cost for the sim will be $125 USD per month. Please note, on July15th, 2009 (7/15/09) Linden Lab is going to be raising the monthly cost of all Homestead regions. At this time, the price per month for a Homestead sim will be increased to $150 USD per month.

RULES AND GUIDELINES

1. It is your responsibility to make sure your rental payments are paid on time and are kept current. We may send some reminders, but it is your responsibility in the end. If you are going to be away for an extended amount of time, please make sure your rental payments will be kept current until you return. Should your rental go into arrears, we will reclaim it shortly after and it will become available for someone else to rent.
2. These parcels/sims are for residential use only, unless specifically noted. Commercial enterprise is not permitted unless through agreement with the sim owners. The renter also acknowledges that the parcel/sim they are renting will not be used to host events or activities that should be done so on the Avilion main role play continent (as in Avilion Order community events).
3. No subletting or renting of the parcel/sim to others is permitted, also, resale of any parcel is not permitted. If you are renting the parcel/sim with a number of different people, the ownership of the rental goes to the person whom made the first rental payment. Also, it will be this person’s responsibility to make sure the rent is paid and kept current.
4. The theme and style of the parcel/sim must be in compliance with the Avilion Charter. This means the sim must be medieval or medieval fantasy in nature and build. Also, should you be renting a parcel, you will have the ability to terraform +/- 30 meters from the baked terrain (Homestead and Full sim rentals have +/- 100 meters). You are welcome to terraform your parcel, but you must be conscience on your neighbors.
Core values and morals of the charter must also be upheld by the rentee of the sim.
5. The owners, Serenity Sieyes and Malakh Giles, are not responsible for lost or missing content due to sim crashes or Second Life problems.
6. Problems on a parcel/sim and all disputes should be taken up with the renter of the parcel/sim first. Should there be a major problem, please contact Serenity Sieyes or Malakh Giles. Please note that we will not get involved in personal disputes.
7. Actions taken upon a parcel/sim are done so at the knowledge that the estate owners can not and will not be held responsible for illegal or Second Life TOS breaking actions. The actions of all individuals upon a parcel/sim, including the rentee, are done so on their own, and they alone will be held accountable for their actions.
All individuals upon the Avilion sims will be held to the Second Life Community Standards.
8. The owners of this sim, Serenity Sieyes and Malakh Giles, reserve the right to remove any objects from the sim causing problems, be in illegal use under the Second Life Community Standards, or be stolen Intellectual Property of others.
9. The owners of this sim, Serenity Sieyes and Malakh Giles, reserve the right to change, modify, and/or add to the terms of the Residental Rental Information note card, sim covenants, and rental prices.
10. Removal of the sim covenant from the estate is a direct violation of the rental contract. The covenant may not be removed by the rentee, should they have Estate Manager rights.
Failure to abide to the Avilion Covenant and the rules within the Avilion – Resident Rental Information note card by the rentee may result in being removed from the sim, and rental agreement with them nulified. The owners of the sim will work in good faith with the rentee to absolve any dispute, to the best of their ability. However, the owners reserve the right to remove the rentee at anytime and at their discretion.
By renting a parcel or sim with Avilion, the rentee acknowledges and agrees to the Avilion Covenant and the Avilion – Residential Rental Information note card.
